This is the second house I have purchased completely. The last house I bought was in 2013, before my divorce which subsequently led me to bankruptcy. When I bought that house, my realtor at the time was not very proactive. I was constantly prodding her and updating her on the listings during a time when the market was not as volatile as it has been this year. After purchasing my home I learned of quite a bit of errors she had made despite her supposed long-term experience in realty. When I was forced to sell my home in 2015, I used another realtor that again, did not have my best interest at heart and grossly overpriced my home and did not take new pictures resulting in over a year of sitting on the market until I eventually went with another agent who sold the house in a month and a half. Fast forward to March 2020 when I was contacted by a mortgage company and eventually pre-approved. I spoke with Joel as well as three additional realtors. I was determined to find a home and an agent that would be the best fit for my family and I. While they all agreed I would have to wait until August to close on a home due to my bankruptcy, Joel and another agent were the only two to maintain contact the entire process. The other realtor even waived his fee once he found out I was shopping for realtors. Annoyingly though, this agent would bombard my inbox with listings that did not fit my needs such as 55+ communities, or condos without parks or yards, or even areas I expressly asked to avoid. Even after bringing this to his attention, the agent made no revisions. Key-in Joel Silverthorn. I never had to worry about finding relevant listings or falling out of the loop. He maintained constant contact throughout the entire process. He spoke with me on several occasions tailoring the searches so that we could find homes that fit within my needs. I found a home that I loved, the yard was perfect, the size was great, and the location was manageable, there was once detail in which was unique due to the COVID laws that could have made my life hell later. Instead of letting me buy it and running off with his commission, he advised against it even though I was bull-headed. I eventually purchased another home outside of the area originally planned based on his council. This home fit my needs more than I knew. What set him apart further yet was that once we entered escrow, Joel went above and beyond the call to ensure we would make appraisal and fought to get me more benefits. He was even able to deal with a difficult listing agent to close the home. The point of this story is that there are many realty agents to choose from. Most are looking to get paid and nothing more. They will only talk to you when they believe you can benefit them and the will discard you once they believe they are finished. I have known bad, lazy, inexperienced, and determined agents throughout my life and Joel is by far the best. Joel not only continues to prioritize your interests, but also uses his experience to broaden your horizons in a way that allows you to consider homes you normally wouldn’t have. I couldn’t be happier with the home and it wouldn’t have been possible with a lesser agent. We gave him a list of things we had to have and he found the perfect house for us. He knew the areas that we wanted to move to. He also helped us sell our house it all happened so fast.
